When a repair becomes urgent in a rental property, the first step is to reduce risk and collect clear information. Property managers, landlords, and tenants all benefit when the issue is documented properly before the maintenance visit or licensed trade call-out is arranged.
Start With Safety
If there is immediate danger, follow emergency services or utility provider guidance first. Do not attempt electrical, gas, structural, or active plumbing work yourself. Those issues may need a licensed trade or emergency response.
For practical triage, note:
- What happened and when it started
- Whether the issue is getting worse
- Which room or area is affected
- Whether the property can still be secured
- Whether water, power, access, or safety is involved
Take Useful Photos
Photos help the job get scoped faster. Take a wide photo of the area, then closer photos of the defect, fitting, door, blind, fixture, leak area, or damage. If there is a product label, model number, or existing fitting size, include that too.
For rental properties, also include:
- Tenant access notes
- Parking or entry instructions
- Preferred contact person
- Any inspection report item number
- Whether approval is needed before work proceeds
Know When a Licensed Trade Is Needed
Some urgent issues are maintenance jobs. Others need a licensed electrician, plumber, glazier, locksmith, or specialist trade. Examples include live wiring, mains plumbing, gas, major leaks, broken glass security issues, and anything that affects legal compliance.
